03 · Distribution

Three demand channels, one calendar

Your property should be visible where Orlando guests actually shop — and it should never be double-booked. We manage listings and reservations across major channels plus a direct-booking presence, on one controlled calendar.

Airbnb management

Listing structure, title and description copy, photo ordering, amenity accuracy, house rules, pricing controls, reservation handling and guest messaging.

VRBO management

Family and group demand handled with channel-appropriate content, rate settings and calendar rules — including creating a listing if your property does not have one.

Direct-booking management

A direct-booking path for repeat and referral guests, with reservations, guest communication and owner payouts handled through our operating systems.

Taxes on direct bookings: taxes collected from direct-booking guests are separately identified and transferred to the property owner. Magic Manor does not prepare, file or remit tax returns for owners.

Turnovers, vendors and property care

Operations are where guest experience is won or lost. We coordinate the people who touch your property and hold them to a defined standard.

Cleaning scheduling

Every departure and arrival scheduled, including same-day turnovers, with linen and presentation standards defined before the season starts.

Approved cleaner coordination

We coordinate approved cleaners, confirm completion, review turnover quality and escalate issues found during a clean.

Approved maintenance vendor coordination

Repairs dispatched to approved vendors with documented scope, clear authorization limits and owner approval above the agreed threshold.

HVAC & pool-service coordination

Recurring pool service and HVAC attention coordinated on schedule — the two systems that generate the most guest complaints in Central Florida.

Supply & inventory management

Consumables, linens, kitchen basics and guest essentials tracked and replenished so the property never presents as under-stocked.

Review management

Reviews monitored and answered professionally, with recurring themes fed back into cleaning, maintenance and property setup.

Monthly owner statements and payouts

You should never have to reverse-engineer your own property's performance. Each month you receive a statement you can read in a few minutes — reservation revenue, management fees and direct-booking payouts, clearly laid out.
