All content on this site — including service descriptions, pricing summaries, process descriptions and answers to frequently asked questions — is provided for general information. It is not an offer, a contract, or a commitment to manage any property. Management services are provided only under a written management agreement signed by Magic Manor Property Management and the property owner. Where this site and a signed management agreement differ, the signed agreement controls.

3. No revenue, occupancy or performance guarantee

Magic Manor Property Management does not guarantee rental revenue, occupancy, booking volume, review scores or investment performance. Any figures, ranges or examples shown on this site or discussed on a call are illustrative only. Actual results depend on market conditions, property condition and presentation, licensing and regulatory changes, seasonality, competition, guest behaviour, pricing decisions and other factors outside our control.

4. Pricing

Fees described on this site — the one-time onboarding fee, the monthly Revenue and Marketing Platform Fee and the management fee on gross lodging revenue — are current as of the date shown and are subject to change. Final fees for a specific property are set out in that property's management proposal and management agreement. The management fee is not applied to cleaning fees, taxes, refundable security deposits, damage reimbursements or insurance proceeds.

5. Owner responsibilities

Owners remain responsible for cleaning expenses, maintenance, repairs, supplies, utilities, insurance including appropriate short-term rental coverage, licenses and registrations, vendor invoices, capital improvements, and all taxes and tax filings. Owners are responsible for ensuring short-term rental is permitted for their property under applicable laws, ordinances, community rules and HOA requirements.

6. No legal, tax or accounting advice

Magic Manor Property Management does not provide legal, tax or accounting advice and does not prepare, file or remit tax returns for property owners. Taxes collected from direct-booking guests are separately identified and transferred to the property owner, who remains responsible for remittance and filings. Consult your own licensed professionals.

7. Website submissions

You agree that information you submit through this site is accurate and that you are authorised to submit it. Submitting a property does not create a management relationship, and we may decline any property at our discretion. Do not submit confidential financial account numbers or identification documents through website forms.

8. Third-party services and links

This site references and links to third-party services, including booking channels and scheduling and forms providers. We do not control those services and are not responsible for their content, availability, terms or privacy practices.

9. Intellectual property

The Magic Manor Property Management name, logo, site design, text, and photography and imagery on this site are owned by Magic Manor Property Management or used with permission, and may not be copied, reproduced or used commercially without written consent.

10. Disclaimer of warranties

This site is provided "as is" and "as available" without warranties of any kind, express or implied, including fitness for a particular purpose, accuracy or uninterrupted availability. We may modify or remove content at any time.

11. Limitation of liability

To the fullest extent permitted by law, Magic Manor Property Management is not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits or lost revenue, arising from your use of this site or reliance on its content.

12. Governing law

These terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Any dispute relating to this website will be brought in the state or federal courts located in Florida.

13. Changes to these terms

We may update these terms from time to time. Continued use of the site after an update constitutes acceptance of the revised terms.
